Tucson Attic Summer Prep: What to Do Before June Hits

Three things: get the insulation measured, bring it up to R-38 to R-49 if it is short, and add a solar attic fan if the attic runs hot. For most homes that is one free inspection and one 2 to 3 hour visit, and it needs to happen before the attic hits 140 degrees, not after.

Here is the checklist we work through with homeowners each spring:

• Measure the current insulation depth and material at several points in the attic

• Add blown-in fiberglass over the existing layer to reach R-38 or R-49

• Check intake ventilation at the soffits and eaves

• Add a 30W solar attic fan if the attic is running above about 140 degrees on warm days

• Make sure the attic hatch closes tight and is insulated on the back side

The rest of this post walks through each step, what it costs, and why the timing matters more in Tucson than almost anywhere else.

Tucson's peak cooling season runs May through September. By early June, daytime highs are 100 to 110 and the attic is already at 140 to 180 degrees every afternoon. Every week you wait after that is a week of paying $150 to $300 more than you need to on cooling, which is the typical monthly gap between an under-insulated home and a properly insulated one.

There is a practical side too. Working in a 160 degree attic is slower, and our schedule fills up in June and July with people whose upstairs is already miserable. In March, April and early May we can usually get to a Tucson metro home the same day or within a couple of days, and the work goes faster in a 100 degree attic than a 170 degree one. Same job, same price, but you get the benefit from the first hot day instead of the last.

You cannot plan an upgrade until you know what is up there. Our inspection takes about 30 minutes. We open the hatch, measure the insulation depth in several spots, identify the material, and look for the things that change the plan: rodent activity, old roof leaks, blocked soffit vents, and gaps around the hatch and ceiling penetrations.

The number that matters is your current R-value. Most Tucson homes built before 2000 are at R-11 to R-19, and settled cellulose in a 1990s attic often performs well below what the builder installed. We give you that number in writing along with a quote, and if the attic is already in good shape we say so and leave.

If the inspection shows you below R-38, this is the single biggest thing you can do before summer. We blow CertainTeed InsulSafe fiberglass directly over your existing insulation, no tear-out needed, to bring the attic to R-38 or R-49. At about R-2.5 per inch, that means a finished depth of roughly 15 to 20 inches. Fiberglass does not settle, does not absorb monsoon moisture, and does not feed pests, so the depth you pay for is the depth you keep.

Blown-in insulation runs $1.25 to $2.00 per square foot of attic to R-38, with the low end for attics that already have a decent layer and the high end for attics that are nearly bare. A 1,500 square foot attic is roughly $1,875 to $3,000. The job takes 2 to 3 hours in one visit, and customers report about 25 percent average savings on summer cooling afterward. On a home spending an extra $150 to $300 a month, that pays back in 2 to 4 years.

Insulation slows heat coming through the ceiling. A 30W solar attic fan lowers the temperature of the air sitting on top of that insulation. The fan moves about 1,550 CFM, covers attics up to about 2,000 square feet, and typically drops attic temperature 10 to 25 degrees on a summer afternoon. It runs only on sunlight, so it works hardest at 2 or 3 in the afternoon when the attic is hottest, and it shuts off at night. A thermostat is included, so it does not run on cool spring mornings.

Installation takes 2 to 3 hours and can be done in the same visit as the insulation. We quote the fan after the free evaluation, because the price depends on your roof and how much intake work is needed. Larger homes get two fans or a higher wattage special order unit.

Any attic ventilation, passive or powered, needs replacement air coming in low. The rule of thumb is 1 square foot of net free vent area for every 150 square feet of attic floor, or 1 per 300 when intake and exhaust are balanced. For a solar fan the intake requirement is about 1 square foot per 300 CFM, so a 1,550 CFM fan wants roughly 5 square feet of open soffit.

Tucson homes often fall short. Soffit vents get painted shut, buried under insulation that drifted to the eaves, or were undersized from the start. We check every vent during the inspection and tell you if intake needs to be opened up before a fan will do what it should.
